Most of the property that matters at this level never reaches a portal. It moves quietly — between owners, developers and a small circle of people trusted to be discreet. BC Private Markets exists to give a qualified private buyer access to that circle in Bulgaria and Northern Greece, and the judgement to act on it well.

We work only for the buyer. We define your mandate, source and verify opportunities that fit it, run engineer-led due diligence on condition and structure, and coordinate the acquisition through to completion with the right local professionals around you.

Fees & conflicts

You will always know who pays us, and for what.

Trust at this level is built on disclosure, not on hiding the economics. We work on two clearly separated bases, and we tell you which one applies before you engage — never both on the same mandate without your knowledge.

  • Advisory basis — we are engaged and paid by you, the buyer. Independent, no seller commission, our only interest is your outcome.
  • Network basis — where we introduce an opportunity held by a licensed local partner, a commission may be payable on completion. That commission, and who pays it, is disclosed to you before you proceed.

Where a transaction requires a regulated brokerage role, that role sits with licensed local partners who hold the listing or mandate. Our role is to represent you, verify what is in front of you, and coordinate — with the economics on the table.

What an algorithm can list, anyone can find.

A new generation of tools can scrape every portal in the region in seconds. That is genuinely useful — for listed stock, where the value is in speed and coverage. It also makes listed stock a commodity.

At this level, the edge is the opposite of coverage. It is access to what is never published, and the judgement to verify it before you commit — an owner who will only sell quietly, a building whose real condition sits behind a good photograph, a structure that needs local knowledge to hold up. Off-market opportunities are shared with us in confidence by owners and partners. To protect them — and to use everyone's time well — we open confidential detail only to buyers who have confirmed a mandate and, at the appropriate stage, readiness of funds. Verification is not a hurdle; it is the discretion that makes off-market access possible. Proof of funds is never submitted through this website.
Do you guarantee returns, residency or tax outcomes?
No. We do not provide guaranteed yield projections, residency assurances or tax advice. We provide access, verification and coordination; regulated financial, legal and tax matters are handled by licensed professionals we introduce.
Which regions do you cover?
Our focus for 2026–27 is deliberately narrow: Bulgaria — with a base in Bansko and Razlog — and Northern Greece. Selected Balkan markets we cover through established local partners rather than claiming our own desk there. If your interest sits close to but outside this footprint, tell us; we would rather be straight about fit than force one.
