For foreign property owners in Bulgaria

Owner Care Bulgaria

Local property oversight, issue follow-up and practical coordination for international owners who are not in Bulgaria all year round.

The challenge of remote ownership

Your property needs attention when you are not there.

Owning property in Bulgaria while living in another country creates a gap that is difficult to manage from a distance. A burst pipe, a maintenance issue left unresolved, a contractor who does not show up — these situations can escalate quickly when there is no one locally who knows the property and has a relationship with the right people.

Most international owners try to rely on neighbours, building managers or occasional visits. This works until it does not. When something does go wrong, the absence of a reliable local contact makes everything harder and more expensive.

Owner Care provides a locally present point of contact who knows your property, follows up on issues and keeps you informed — without requiring you to coordinate everything from abroad.

Scope of support

What Owner Care can include

Every property situation is different. Owner Care is arranged individually based on your property, location and what you need. Typical elements include:

  • Regular property checks — condition, access, visible issues
  • Moisture and mold monitoring — particularly in properties that are closed for extended periods
  • Issue follow-up — if something needs attention, we coordinate the response
  • Contractor coordination — sourcing, briefing and overseeing local tradespeople where needed
  • Practical reporting — clear updates on what we found and what was done
  • Seasonal property preparation — opening and closing procedures before and after visits
  • Neighbour and building management liaison — when issues involve other parties
When owners need this

Typical situations where owners need local support

  • Water ingress or a leak that requires immediate local coordination
  • A rental situation where the property needs oversight between tenancies
  • Handover of keys or access for a contractor visit while you are abroad
  • Seasonal opening or closing of a property before and after ski season or summer
  • A neighbour dispute or building issue that needs someone on the ground
  • A long absence where you want periodic reassurance that the property is in order
  • Post-renovation snagging or follow-up when a contractor has completed work

Clear updates instead of uncertainty.

Tell us about your property and what you need. We will discuss what makes sense for your situation — no fixed packages, no upfront commitment required.

Flexible support levels

Support that fits your situation

Owner Care is not a fixed package. The level of support is agreed individually based on what your property needs and how frequently you require oversight. Three common starting points:

Occasional Check
A single visit or check when you need eyes on the property. No ongoing commitment required.
Seasonal Care
Planned visits and coordination before and after seasonal use — typically ski season or summer.
Ongoing Support
Regular oversight, issue follow-up and reporting on an ongoing basis, tailored to your property.

All arrangements are discussed and agreed directly. There is no fixed pricing list — everything is based on the specific property and situation.

If you decide to sell

When the time comes to sell, you are not starting from zero.

Most owners reach a point where selling becomes a question — a change of plans, a family decision, or simply the right moment. If we have looked after your property, that conversation starts from a very different place than a cold valuation.

We already know the building: how it was built, what was repaired and when, what it genuinely costs to run. That record is worth more than any listing photograph, and it belongs to you.

  • Your property is not advertised on this website. We do not run a shop window — selling happens quietly, from the owner, on your terms
  • Because we hold the condition history, a serious buyer can be given a truthful picture from day one — no discovery phase, no unpleasant surprises mid-negotiation
  • You decide the moment, the price expectation and whether the property is shown at all
How we avoid standing on both sides

Bansko Concierge acts for buyers through BC Private Markets. So we are explicit about this: on your property, we will not represent you and a buyer at the same time. Either we act for you as the seller, or we introduce the property and act for the buyer — never both on the same transaction, and any buyer is told where the property came from. Where a regulated brokerage role is required, that sits with a licensed local partner. You will always be told which arrangement applies, and who is paying us, before anything begins.

If selling is on your mind, say so early. It costs nothing, and it changes what we watch for on the property in the meantime.

Important boundaries

What Owner Care does not replace

Owner Care is a practical local support service. It is not a substitute for formal property management with legal standing or professional representation.

This service does not replace

A licensed property management company with official authorisation. Legal representation or power of attorney. A 24/7 emergency response service. Official building management responsibilities. Tax or legal compliance services for property ownership in Bulgaria.

We will tell you clearly what falls within our scope and where you need a different kind of professional support.

Technical Escalation

When an issue needs more than a local coordinator

Where our checks identify a technical problem — moisture damage, structural concerns, renovation scope — our team documents the findings and provides an initial assessment. If the situation requires specialist follow-up, Andreas Donner contacts the owner directly by WhatsApp or phone.

Technical support is provided through Peak Care, covering renovation, building assessment, moisture and mold remediation, soundproofing and property restoration across Bulgaria.

Managing Bulgarian property from another country

The most common challenge for international property owners in Bulgaria is not the property itself — it is the absence of a reliable local presence when something needs attention. Building managers and neighbours help with some things, but not with coordinated follow-up, contractor oversight or honest condition reporting.

Owner Care provides a single local point of contact who knows your property, carries out agreed checks and handles the practical coordination — so you have a clear picture without having to manage it remotely.

  • Condition checks with documentation and photos
  • Moisture and mold monitoring for seasonally closed properties
  • Local contractor coordination for maintenance and repairs
  • Key holding and access management for visiting owners or tradespeople
  • Direct reporting — what was found, what was done, what requires a decision
  • Liaison with building management and neighbours where needed

If you are also looking to understand the condition of a property before buying, the Property Risk Check Bulgaria covers that separately.

Common questions

Frequently asked questions

What is Owner Care in Bulgaria?
Owner Care is a local property oversight service for international owners who live outside Bulgaria. It provides a locally present point of contact who monitors the property, follows up on issues, coordinates local contractors and keeps the owner informed — without requiring the owner to manage everything from abroad.
How can foreign property owners manage their Bulgarian property from abroad?
Most international owners try to rely on neighbours, building managers or occasional visits. Owner Care provides a structured alternative: a local contact who knows the property, carries out agreed checks, responds to issues and provides clear updates — so the owner has reliable information without having to coordinate everything remotely.
What does Owner Care from Bansko Concierge typically include?
Regular property checks for condition and visible issues, moisture and mold monitoring for properties closed for extended periods, issue follow-up and contractor coordination, practical reporting on what was found and what was done, seasonal property preparation, and liaison with neighbours or building management where needed.
Is Owner Care the same as a licensed property management company?
No. Owner Care is a practical local support service — not a licensed property management company with official authorisation, legal representation or power of attorney. It does not replace formal legal or tax compliance services for property ownership in Bulgaria.
How often will someone check my property?
Frequency is agreed individually based on your property and what you need. Starting points range from occasional one-off checks to seasonal visits before and after ski season or summer, to regular ongoing oversight. There is no fixed standard frequency — everything is tailored to the property and situation.
What happens if an issue is found during a property check?
We document the issue with photos and an initial assessment, then inform the owner directly. For routine maintenance, we coordinate a local tradesperson. Where the issue requires specialist follow-up — moisture damage, structural concerns, renovation scope — Andreas Donner from Peak Care contacts the owner personally by WhatsApp or phone to discuss next steps.
Do I need to be present for an Owner Care arrangement to start?
No. Owner Care can begin remotely. We discuss the property by phone or message, agree on scope and access arrangements, and begin from there. Most owners who use this service are based in Germany, Austria, the UK or elsewhere in Europe and manage the arrangement without needing to travel for the setup.
Can you coordinate work on my property while I am abroad?
Yes. For maintenance, repair or preparation work, we can source and coordinate local contractors on your behalf — confirm the scope, supervise the work and report back. We do not act as a licensed contractor ourselves, but we can manage the local coordination so you do not have to organise it remotely.
I am buying a property in Bulgaria as an investment. Is Owner Care the right service?
If you already own the property and need ongoing local oversight, Owner Care is the relevant service. If you are still in the buying process and want to understand the condition and risks of a specific property before committing, see our Property Risk Check Bulgaria. For broader investment orientation — managing the purchase process, local coordination and follow-up — see Investor Support.
